Acceptance of the rules
The booking of the room involves the acceptance of these rules. The guest is personally responsible, as well as for people with him.
Prices
Prices are expressed in Euros and refer to the price for room per day in the requested period.
The price includes bed linens and towels, weekly bed change and daily cleaning. Extra change of towels : on request (euros 5,00)
The price doest not include the breakfast, which is only on request.
The price does not include possible damages and costs for personal requests, which has to be paid at the arrival time. We reserve the right to change the advertised prices for our rooms at any time, without prior notification. However, the price agreed at the time of booking (extras excluded) will not be modified for any reason.
Booking and account
In order to confirm your booking, you have to send us your personal data, a phone number, an email-address, the period of your stay, the number of person. We need you to do a money transfer of 30% of the price of your stay to the following bank account:

Cancellations
Cancellations of the booking without payment: within seven days before the arrival day. In case of no cancellation, we will charge the amount of the account.
The booking has to be modified or cancelled in written, within the provided terms. Please send an email to This email address is being protected from spambots. You need JavaScript enabled to view it. and the owners will confirm it.
Unavailability of the Room
If, because of force majeure, it would be impossible to give the guests the booked room, we reserve the right to assign another room with similar or higher characteristics for the same price, even in another hotel or, in extreme cases, to cancel the booking. In this case, we refund the paid amount. It must be noticed that we will not refund anything apart the paid amount.
Therefore, other refunding requests will not be taken in consideration.
Arrivals and Departures
Before arrival, the guest must inform the owners about his ETA, as we do not have a 24/24h reception service.
Check-in is from 15.00 to 20.00 and check-out at 10.00 a.m., unless otherwise agreed.
Upon arrival, guests are required to exhibit their passports or id cards. Guests will receive the room keys, which will have to be given back on the departure day.
It is forbidden to duplicate keys. Should you lose the keys, you will have to pay a refund of € 25.00 for the damage
Breakfast
Breakfast is on request only.
House rules
Unauthorized persons and animals are not allowed into the room, unless previously notified to the owners.
Smoking is not allowed inside the farmhouse, except for the garden area.
During the stay, guests are kindly requested to leave their room by 10.30 a.m. to allow housekeeping service, otherwise the make up of the room will not be guaranteed. Should you wish not to be disturbed, please let us know.
Food is not allowed in the bedrooms: in case of need, guests may use the tables in the living rooms.
Is is forbidden to use the kitchen of the farmhouse, without the owner’s authorisation.
Take care to turn off the light of the room, air-conditioner and any other device when leaving the room.
It is recommended to use the restrooms in a civilized manner: do not throw anything into the toilet but use the appropriate bin.
Guests are kindly asked not to use towels or linen supplied outside the room. In case of necessity of beach towel, it is possible to hire them at 3,00 € per day.
It is recommended to be quiet during night hours. Anyhow, please keep a behaviour, such as not to disturb the tranquillity of other people at any time during the day.
Every guest is required to pay a compensation for any damage caused in the farmhouse and for any improper use of the additional equipment.
We shall not be liable for any loss, theft or damage of objects of your property.
